Company Information
The Montecito Companies is a diversified, value-added real estate investment and development company with more than a 30-year track record of innovation and success in planning, developing, and managing more than $2 billion in residential and commercial real estate developments in Nevada and the Southwest. Since entering the Las Vegas market in 1982, The Montecito Companies has become a recognized leader and pioneer in the evolution of commercial and residential real estate development in the Las Vegas Valley, the fastest growing metropolitan area in the U.S.
Our Mission is to build long-term partnerships with our private and institutional capital partners to prudently invest and manage real estate equity investments to meet and exceed long-term risk/return expectations. The company is aligning with existing and selected new investor capital partners to acquire or manage distressed or turn-around properties at discounted values as discriminating investment opportunities arise in 2010 and beyond.

Innovation
Under the leadership of principals Robert Schulman and Frank Nielsen, Montecito pioneered luxury condominiums in Southern California in the early 1970’s, designed and built the first major, non-gaming hotel and one of the first successful mixed-use office-retail projects in Las Vegas in the 1980’s, brought design innovation and high quality to retail, office and residential home construction to the Las Vegas Valley in the 1990’s and has emerged as one of the unparalleled leaders in the design, construction and development of commercial retail centers in Las Vegas in the 2000’s.
Montecito Company Divisions
- Residential Land Development Division
Montecito has unique capabilities in residential land development that are grounded in the depth of experience of its management team and company history of entitling, developing, designing, building and selling successful residential homes in distinguished communities in California and the Las Vegas Valley. By understanding the perspective of both the homebuilder and homebuyer, Montecito pays close attention to master plan design to insure product segmentation and community amenities that are viewed as true added value by the future residents. Montecito is uniquely positioned to fill the critical role of master plan developer to provide future finished lots on a rolling-option basis to private and public homebuilders who will be compelled to operate on “asset-light” business models going forward.
- Commercial Development Division
A hallmark of the Montecito operating platform is the depth and diversification of its development expertise and track record of entitling, planning, designing, developing, constructing and marketing a wide-range of commercial property types including, hotel, office, office/condo, retail, mixed-use, industrial, flex product and multi-family.
- Distressed Housing
Montecito is positioned to capitalize on the opportunity to acquire residential homes at deeply discounted prices. The company uses its 25 year history of monitoring and understanding the Las Vegas market to act quickly and acquire specific homes that meet a certain predetermined criteria at undervalued prices, providing the best opportunity for appreciation in the future. Montecito acquires these undervalued homes in key locations and then either leases the home to qualified tenants or sells the home for a quick profit. Rented homes are managed by Montecito until such time as the real estate market returns to normalcy, at which point the homes are sold.
- Realty Asset Management Division
Montecito has taken advantage of the current economic condition of the real estate market by providing a wide range of real estate advisory services on behalf of financial institutions, corporations, banks, investors, and land owners with the intent to protect, add value, and maximize the return of a client’s capital, often acquiring immediate reimbursement of some previous project expenditures. With the amount of distressed real estate assets that exist, Montecito realized a high demand for strong development expertise to guide these projects. The company has also called upon its vast experience to provide full development management services for proposed projects being considered by investors, institutions, and private owners. These services range from site acquisition, project entitlement, design, construction, and marketing.
