JOE GWERDER
Senior Vice President
Joe Gwerder has over 16 years experience in several facets of residential and commercial development, including the fields of acquisitions, entitlement, engineering, design and construction. Mr. Gwerder, has acquired registration as a Professional Civil Engineer in the States of Oregon and Nevada and began his career as a civil engineer managing several residential, mixed use, commercial, and municipal projects throughout Oregon, California, and Nevada. Mr. Gwerder has worked on several master planned communities, including such notables as Lake Las Vegas and Seven Hills in Nevada. His commercial experience includes both office and retail developments, including such anchors as Wal-Mart, Lowe’s, and Smiths to name just a few. Mr. Gwerder began his employment with the Montecito Companies in 2004 as the Vice President of Construction for their Retail Division where he oversaw projects from the early due diligence stages, through entitlements, design, development, and finally through construction.
Currently, Mr. Gwerder serves as Senior Vice President of Development and has been involved in the due diligence, acquisition, design, engineering, and construction for various master planned communities in California, Arizona, Nevada, and Wyoming. During his time at the Montecito Companies, Mr. Gwerder has been involved in the planning and design of more for 8,500 residential dwelling units and more than 1.6 million square feet of commercial and mixed use development. These projects include Sendero Pass, an 837 acre master planned community in Tucson, Arizona which includes a balanced mix of residential, mixed use, recreational, and commercial components. Mr. Gwerder has also processed various Environmental Impact Reports to acquire approval for master planned communities in Kern County and Bakersfield, California. He continues to acquire additional entitlements for these existing projects with the intent to reduce costs, negotiate favorable development terms, and provide community designs that will be in demand when the market returns.
Recently, Mr. Gwerder has become involved with the company’s Realty Advisory Division by providing development management services for institutional and private owners on a fee and incentive-based compensation program. An example of these services is the Las Floras Hispanic-oriented 352,000 square foot retail center in the City of North Las Vegas in which the company provides management services on behalf of a pension fund advisor.
Mr. Gwerder earned his Bachelor’s of Science degree in Civil Engineering from the California Polytechnic State University of San Luis Obispo.
